Germantown approves revisions to Carrefour at the Gateway

GERMANTOWN, Tenn. (localmemphis.com)- The City of Germantown held a public hearing on the Carrefour at the Gateway project.

The project will turn the shopping center into a multi-use development. It passed by a vote of 3-2.

The Board of Mayor and Aldermen approved revisions to the project.

“I think a redevelopment will be really good to bring in some more people and bring in some more business,” said Evan Page, Doc’s Wine, Spirits and More Sales Associate. 

The mixed-use development plan locates at Poplar and Kirby first included retail, offices, hotel and restaurants.

After going back to the drawing board, developers added 320 luxury apartment units saying millennial’s and empty nesters want the convenience a mixed-use development brings.

“One of the things that we’re charged with is to make a good decision not only for the  residents, 40,123 that are here today, but for those that are going to be coming,” said Mary Anne Gibson, Germantown Alderman.

But, in a bedroom community like Germantown, some neighbors are fighting the idea of lore apartments which were banned under a now expired moratorium. 

“This to me doesn’t look like Germantown. It looks like something that should be in an urban area,” said Toni Nygen, a Germantown resident.”

“Who are we? Who is Germantown,” asked Samuel Andereck, a resident.

“We’ve understood what that identity is a small town feel close to the city.”

 There are also concerns about traffic at the already busy intersection.

“Poplar is a pretty major thoroughfare for anyone anyways, so I”m not sure that they will change that,” said Bret Beauchemp, Frequent Carrefour Shopper.

Still, some believe this is what the city needs.

“It’s also about in my opinion creating special places that add value to our city,” said Forrest Owens, Germantown Alderman.

Traffic engineers say the traffic would actually decrease because there will be less trips with the residential component.

They also plan to make the area pedestrian friendly and add lore MATA transit stops.
